National Harbor outlet center moves forward

A new outlet mall at National Harbor — the first such discount destination inside the Capital Beltway — moved closer to reality Thursday as the Prince George’s County Planning Board approved a site plan for the center.

The Peterson Cos.’ proposal to bring Tanger Outlets to a 40-acre site at the National Harbor had to overcome a variety of objections, ranging from traffic concerns to historical preservation issues, from local residents.

But after a six-hour hearing, the Planning Board voted unanimously in favor of the conceptual site plan, which allows developers to move toward gaining full approval of the $100 million outlet mall this summer, according to Taylor Chess, senior vice president of retail for Peterson Cos.

If full approval is gained from the Planning Board and the county’s District Council by June, the outlets could be open by summer 2013, Chess said.

“The community has been screaming for fashion retail for a long time, prior to National Harbor, even,” he said. “There’s always been a statement that this county is underserved in the way of quality fashion retail, and that’s what this outlet center will provide.”

The site plan already cleared a major hurdle last week, when the Prince George’s County Historic Preservation Commission voted to lift environmental restrictions that would have protected the 2.7-acre Salubria Plantation, the home of a former slave owner who later spoke in favor of abolishing slavery.

Some landmarks at the site will be removed for construction of the outlet mall, but developers agreed to incorporate historical landmarks memorializing the plantation.

Commissioner Dorothy Bailey said the Planning Board would be watching Peterson closely to see how the historic preservation efforts progress.

Aubrey Thagard, the county assistant deputy chief administrative officer for economic development, said the outlet mall achieves one of County Executive Rushern Baker’s top priorities — increasing the county’s commercial tax base.

“It’s incredible that a county of this size still does not have some of the type of retail amenities that some of our neighbors have long had,” Thagard said. “This puts out a signal that we’re looking for the type of quality retail this county deserves.”

Holiday Cheer from Integrity Homes

Integrity Homes was out spreading some holiday cheer this weekend!  Christmas came a little early for a family in Rimersburg, PA.

Karrie Dean, Settlement Manager for Integrity Homes, knew of a family in need of some holiday cheer.  The Elliott/Myers family has 5 children, ages 4-20.  Their mother, Lisa, was diagnosed with acute Myelogenous leukemia in October of 2010.

Lisa said “We had to sit and talk with all of the kids and tell them this year they will not have a Christmas.  Their lives have been turned upside down with my sickness. It not only affects me, it hurts everyone in my family but I have to be strong .”

Lisa had the transplant shes been waiting for in October of this year.  It’s a long road of recovery.

When Integrity Homes delivered the gifts on Saturday, December 17, Lisa had just been released from the hospital.  She was there to enjoy the kids opening up their gifts.

The family was truly excited and very thankful.  Happy Holidays to all!

More retailers opening at National Harbor!

A fleet of new stores are set to dock at National Harbor in the coming months, bringing an eclectic mix of retail to the Potomac River development.

By the end of this month, House of Jon Lei Atelier bridal salon, bath and body boutique Scented Organic Artisan Pure and chicken restaurant Nando’s Peri-Peri all are to officially open. Next month, women’s boutique Periwinkle and Dandelion Patch stationary store are to join the line up, followed by a Pinkberry and hotdog house ChiDogO’s.

And that’s just this year. Another round of stores and restaurants are scheduled to open at the harbor in 2012, including seafood bistro Redeye Grill slated to open at the end of the year. By then, roughly 85 percent of the retail offered at the complex will be occupied.

“We muscled through the worst of the economic slump, when leasing space was most challenging,” said Marc Menick, vice president of leasing at the Peterson Cos., the Fairfax-based developer of the 350-acre site. “Demand for space has returned as evidence by these deals.”

In the three years since opening National Harbor, the developer has added a slew of new offerings to the $4 billion waterfront complex of stores, condominiums, hotels and restaurants near Oxon Hill.

News of the latest line up arrives nearly seven months after the developer announced plans to open a Tanger Factory Outlet Center at the harbor in 2013. The 350,000-square- foot, $100 million mall is to have 80 name-brand outlet stores. No retailers have been announced, but Tanger is known for housing the likes of J. Crew, Cole Haan and Coach at its 34 outlets across the country.

Though Prince George’s County residents have long bemoaned the dearth of retail options, Menick said the Peterson Cos. is being very careful not to replicate a traditional mall at National Harbor. Roughly 70 percent of the retailers at the waterfront complex are local or regional.

“You get an end product that is unique and interesting, when you lease a property this way,” Menick said. “And we’ve been able to find some of the best local entrepreneurs to achieve that goal.”

Menick pointed to Periwinkle as an example. Based in Alexandria, with another location in Arlington, the store carries a selection of classic women’s wear by such designers as Shoshanna and Tracy Reese. Owner Elizabeth Mason started the store six years ago and jumped at the chance to add her first location outside of Virginia.

“The space was priced reasonably and the team was easy to work with,” she said. “It’s great that they’re not just tapping into the big chains. So much shopping can be done online, so you have to offer something to get people into the stores.”

Menick would not discuss lease rates at the Harbor, other than to say that it is still “a tenant’s market,” just not to the extent of a year or two ago.

“Partnering with so many entrepreneurs that are starting or slowly expanding their business, we have to be flexible with them,” he said. “We’re in business trying to get the best rents we can, but in this environment the right mix is paramount to anything else.”

HGTV Showhouse Showdown Update

Many of you are wondering about the Integrity Homes Showhouse Showdown episode that was filmed on September 3, 2011 in National Harbor, MD.  The Showhouse Showdown airing has been delayed.  The Integrity Homes episode was previously scheduled to air October 31.

“The executive producer of Showhouse Showdown and the owner of Stone TV are proud of the episodes that were filmed for the first season.  Showhouse Showdown was just not performing well in the ratings against Monday night football (ESPN), Dancing with the Stars (ABC) and How I Met Your Mother (CBS).”, says Integrity Homes Chief Financial Officer, Dina Andrews.

Andrews goes on to mention that “HGTV plans to re-launch the remaining nine episodes once a more competitive time slot is identified.”

Showhouse Showdown is a design competition where two professional interior designers are put against each other to see whose design is the best. The designers are given identical decorating budgets and the chance to create a winning interior design.
